Welcome to Rose Manor
|
Rose Manor is located in the heart of Springlands, Blenheim. This prestigious subdivision expands to over 260 new sections in multiple stages over the next few years. A huge amount of thought has gone into street design, off-street parking, reserves, street lighting and landscapes. Many of our streets have just 12 lots and are connected with Pocket Parks featuring a walkway and cycleway for great connectivity and safety.
Rose Manor has been deliberately designed with sections being 700sqm or more to give you space around your home for landscaping, gardens and the likes. We want Rose Manor to have a quality look and feel so that your investment is protected into the future and so that you can be proud of where you live. Our family live onsite and maintain the subdivision so that residents can be proud of where they live. The second Rose Manor entrance will come off Thomson's Ford Road and be constructed as part of Stage 12. If you are looking for a fine investment opportunity and would like to live in a very high class residential development, then we would love to have the opportunity to discuss Rose Manor with you further. Keep an eye on the Rose Manor pages for regular updates and ongoing information. You can contact Greg on 0274492404 to discuss opportunities or for any further information. Take a look at the "Other Developments" pages within our website to see the quality of what we develop. The name Rose Manor comes from an area to the west of Blenheim which was originally known as Roselands. You will notice as Rose Manor evolves a traditional English theme with street names and landscapes. |

Sample Front Fence Ideas
At Rose Manor our objective is to keep the streetscape open and park like. To achieve this no side boundary fence is to be built further forward than the front of the house, unless a feature front fence is going to be constructed. We understand that some residents will want to construct a front fence. Any front fence must be a landscape feature. It can not look like a timber paling fence. At least 50% of the fence must be stepped back a minimum of 300mm from the boundary and have planting either in front of the fence or a creeper growing over the fence to soften the landscape. A simple timber fence painted the same colour as the house will not be acceptable and will not add value to either your property or the subdivision.
The following are some examples of what will be acceptable however based on your own cladding. To gain approval for a front fence, either a plan, photo, drawing or sketch of the fence must be submitted. We also need to know your proposed colours along with what plantings you would like to use for the garden area to be developed in front of at least 50% of this front fence.
For those residents wanting to build with new available products that have a weatherboard look, please note that these will need to be broken up with columns that are at least 200mm wide and no further apart than 5 metres. Polystrene may be used to look like columns providing the finished product looks like a real column. An example of how this can be achieved can be found at 20 Spencer Place.
